Yes — we hold a current Ohio general contractor licence, general liability insurance, surety bonding and workers’ compensation coverage for every person on your property. Certificates are attached to every proposal, and we’ll email them before the site visit if you’d like to check first.
Our proposals are fixed-price with named material allowances. The price only changes if you request something different, or if we open a wall and find genuine hidden damage — and in that case you get a written change order with a photo and a price before any work continues. No verbal extras, ever.
We do. We pull the permits in our name, post them on site, schedule every inspection and meet the inspector personally. You’ll receive copies of all approved permits and final sign-offs in your handover pack for resale purposes.
Bathrooms typically run a few weeks, kitchens a little longer, and additions several months depending on engineering and permit review. Your contract includes a start window and a target completion date, plus the Friday update that tells you exactly where the schedule stands.
Almost always, yes. We build temporary dust walls with negative air, protect floors and stairs, isolate HVAC returns and keep at least one bathroom and the kitchen usable wherever the scope allows. For whole-house renovations we’ll tell you honestly if moving out is the cheaper option.
Fixed-scope packages can be booked online by card. On contracted work we take a deposit to cover material procurement, then bill by completed milestone — never in advance of work performed. Card, ACH and check are all accepted, and financing through a third-party lender is available on request.
Our own workmanship — framing, waterproofing, tile setting, carpentry and installation. Manufacturer warranties on materials pass through to you and are listed in the handover pack. The full term and transfer conditions are written into your contract.
